Home Inspection
Barnes Inspection Services (BIS) is qualified/certified/licensed to perform three basic types of Home Inspections as described below. Our inspector will visit the home, observe existing conditions, document observed defects and prepare your Home Inspection Report, that includes easy-to-understand details on:
- Condition of interiors
- Condition of structural systems
- Condition of major components from the roof, to siding, to windows/doors, to the basement, to the attic
- Condition of heating, air-conditioning, and ventilation systems
- Condition of plumbing and electrical systems
- Condition of attached porches, decks, patios, and garages
- Condition of fireplaces and solid fuel burning appliances
- Condition of grounds
- Condition of septic system and well surface features along with major visible equipment
- Condition of on-site pools, piers and major structures
- Check basic operation of built-in appliances
- Safety issues
- Major deficiencies
- Repair / Replace items
- Maintenance concerns
While the identification of environmental hazards such as lead-based paint, asbestos and mold require laboratory analysis that are excluded from the basic home inspection scope of work, be assured that if there is reason to suspect that a visible surface or product contains a harmful substance, it will be noted and reported.
BIS will transmit the inspection report electronically (also will print and mail report upon request) normally by the next day. BIS will also be available to help you understand the report and to answer any remaining questions.

Pre-Purchase Inspections
A pre-purchase (buyer) inspection includes items typically used within a home that are inspected to verify proper installation and operation. Doors and windows are opened and closed, roofing materials are inspected, plumbing fixtures are operated, electrical and structural components are evaluated, air-conditioning and heating systems are observed and many more. Upon completion of the inspection, a detailed electronic report will be transmitted.

Spot Check Inspections
Spot check inspections are a limited visual inspection of the general systems and components of the home as requested or listed in the initial home inspection report which recommended the need for further repair, replacement, upgrade or further evaluation. BIS will strive to quickly respond to these "follow-up" inspections and satisfy the important real estate transaction deadlines. Reports are completed on-site.
Pre-Listing Inspections
A pre-listing (seller) inspection is performed for a home owner to identify and possibly correct problems that may negatively affect the home's selling price or hinder a timely sale. Information gathered during the inspection also assists sellers with writing a "disclosure" statement. Having a pre-listing home inspection can give you that "extra little something" needed in this challenging market.

- Issue report with annotated photographs for clarification to explain and locate each observed deficiency
